01. Search of Land Records

Home Title America, Inc. is a Florida licensed title insurance company which provides closing services throughout the State of Florida. Our title searches provide a historical look at the of the property that is being purchased or sold. We look at the title records to make sure that all prior transactions have been completed properly so that the Seller truly has the right to transfer clean and insurable title to the Buyer. If a mistake is found in past transactions, our experienced staff will work with the parties to the prior closing to resolve any problems which prevents future issues.

The title search will determine if there are any open or unsatisfied mortgages and the names of parties to any judgments or other liens which must be satisfied before a clear title can be conveyed by the Seller. Buyers will also be informed about any land restrictions, association documents, easements or rights of way that may limit the use of the property or grant rights to others who are not owners.

02. Document Preparation

Proper document preparation is essential for a smooth and enjoyable closing experience.  Home Title America will prepare the Buyer’s and Seller’s documents required for an accurate transfer of title. It will also provide or secure any curative documents necessary to settle prior title problems. Home Title America has worked with many Lenders so that its documents are acceptable when Buyers are using financing for their purposes.  It is important to Buyers, Brokers and Banks that closing statements are provided at least a day before closing.

03. Closing Day

Home Title America will conduct or manage the closing at its office or at a remote location.  If the location is at any location other than its office, Home Title America arranges for licensed and bonded professional notaries to assist in the closing.  Home Title America receives the purchase funds into its Eskrow Account and disburses the funds according to the approved closing statement to the Seller, Seller’s lender to satisfy any existing mortgage, Broker and, when appropriate, the Tax Collector.  Whether the Closing is in it’s office or a remote location, Home Title America will schedule it at a time and place that is convenient for all parties.  In many instances, a Buyer or Seller may be out of State on the date of closing.  Home Title America works with a nationwide network of licensed and bonded notaries who will be called upon to conduct the closing wherever the parties may be located. Home Title America will be available  at its office to answer any questions that could delay closing. Once the documents have been signed and notarized, they will be sent to  Home Title America by scan and approved by the bank for funding. It’s a seamless transaction.
